The homes here are all custom homes and they are all characterized for having large lots. There is a Home Owner’s Association and the monthly fee is $340. It’s ridiculous how low the inventory in the Downtown San Diego market is, it is definitely a seller’s market, every offer turns into a bidding war and properties are selling for higher values than the similar properties that sold 6 months ago.

We hear in the news significantly positive news pertaining to the real estate market, saying that we’re out of the woods, that bank owned properties no longer exist, etc, etc, etc… THAT IS NOT THE TRUTH.

THE TRUTH is that many distressed homeowners are getting trustee sale postponements on their soon to be foreclosed properties or even worse, through an attorney generated audit, trustee sales are being cancelled left and right making these properties sit in some sort of a foreclosure limbo where the homeowner hasn’t made any payments recently (typically a year or more) and there simply is no more trustee sale date on the property even if the homeowner still doesn’t make any payments.

Like Noah and the Ark, I’ve been preaching that these lenders eventually have to catch up with all these properties. Currently there are 25 bank owned properties in Downtown San Diego. Out of those 25 only 7 are currently listed for sale and 5 are in pending status, the other 13 are not listed. There are 67 properties in pre-foreclosure status (the foreclosure process has just started) and 68 in auction status (they have a trustee sale date within the next 60 days). This can’t go on forever and when it stops we’ll see an increase in inventory not just in Downtown San Diego but all over the city.
